Rental Rules

Rental Rules and Cancellation Policy

for Estero Beach and Tennis Club, Units 506B and 1005C

  1. A security/damage deposit is required to hold the reservation. All deposits will be non-interest bearing. Please allow up to 14 days for the return of your security deposit.
  2. After receiving final payment, keys will either be mailed to you with a return mailer, or you will be told where to pick up the keys near the property.
  3. Please DO NOT leave keys in the apartment when you leave. If all keys are not returned, $10 will be deducted from the security deposit.
  4. Long distance calls charged to the phone will be charged against the security deposit, plus a $20 administrative fee. (Toll calls can be charged to your credit card, a long distance calling card, or your home phone number.)
  5. We do not rent to students or singles under 25 years of age unless accompanied by a parent or adult legal guardian.
  6. Pets are not permitted. If you arrive with pets, the condominium manager will ask you to leave, and you will forfeit your entire rental fee and deposit.
  7. Smoking is not allowed in the apartment or on the balcony. Evidence of smoking by you or other occupants will result in forfeiture of your deposit, plus a $300 smoke odor removal fee.
  8. Occupancy is limited to 4 people. If you arrive with more than 4 people in your party, the condominium manager will ask you to leave.
  9. The unit is completely furnished, including linens, dishes and towels. All you need to bring is clothing. Food and paper products can be brought or purchased locally.
  10. Check-in time is after 3 PM and check-out is 10 AM. No early check-ins or late departures are permitted because of housekeeping time requirements. The agreement does not create a tenancy or residence. You must depart at the appropriate time.
  11. You must register outside the office on the ground floor of Building B as soon as possible after your arrival. The office is open weekdays 9 am - 4 pm.
  12. If you have more than four in your party, the manager will ask you to leave.
  13. When you depart, do not leave keys in the condo. If they were mailed to you, please mail them back. If you picked them up, drop them off at the same place.
  14. Boats, trailers and campers are not permitted to park in the parking lot.
  15. If repairs are needed, contact Jim or Judy Luger at (888) 925-3901 or (800) 328-0092—not the condo manager.

Security and Damage Deposit.

The deposit does not apply toward rental payment. It will be refunded within fourteen (14) days after departure, less any deductions for the following:

  1. Any excess cleaning or repairs to damage beyond normal wear and tear.
  2. Locksmith charges due to lockouts or non-return of keys.
  3. Missing linens, kitchen items or other property.
  4. Extra charges by housekeepers for late departure.
  5. Forfeiture due to arriving with a pet.
  6. Forfeiture due to evidence of smoking by any occupant in the apartment or on the balcony.

Cancellation Policy. 

  1. Sixty (60) cancellation notice is required to receive a full refund. Cancellation notices of less time are subject to forfeiture of advance payments and deposits, unless the property can be re-rented. A departure earlier than scheduled does not warrant a refund of rent.
  2. Monthly Rental Cancellation. Monthly renters must cancel 120 days prior to scheduled arrival, or shorten their scheduled rental period 60 days prior.
  3. The condo will be clean when you arrive, and will be cleaned at our expense after you depart. Daily housekeeping service is not included, but may be purchased.
  4. Reservations made under false pretense will be subject to forfeiture of advance deposits and payments.
  5. Refunds will be given if the National Weather Service orders mandatory evacuations of the area due to a “Tropical Storm/Hurricane Warning” during the scheduled.
